Buying a Sporting Estate

A search built around you.

The Lasarotta team researches, identifies and assesses opportunities on your behalf. For our consultancy services we charge upfront fees to cover our running expenses. We agree the scope and deposits with you in writing before any work begins. Our fees are transparent and comparable to the legal fees involved in buying a freehold property in the UK or elsewhere in Europe.

For Owners & Operators

Considering a confidential takeover?

We can explore a discreet transfer of hunting property to a qualified buyer. You decide whether to proceed and what information is shared. Our advice to sellers is a paid service, with representation and fees agreed in writing beforehand.

01 · Our approach

The right hunting area. Invest with confidence.

Established private hunting estates rarely come onto the open market. Most hunting land in Europe is already held under long-term leases or managed through hunting syndicates, mainly on private farmland.

We identify forest hunting estates that may soon be privatised, or that have been privatised in the past 40 years, and keep our clients informed of the latest opportunities that match their specific requirements.

Once we have agreed with you to proceed, our team will approach the right people discreetly and explore whether a confidential takeover agreement can be reached.

02 · How it works

From your brief to a negotiated agreement.

We coordinate the process so that you know what needs to be decided at each stage.

  1. 01

    Define the Brief

Agree the preferred countries, hunting requirements, access, infrastructure and budget, together with the scope of work you would like us to carry out.

  2. 02

    Focus

Research suitable estates and approach their owners or operators discreetly to gauge their interest.

  3. 03

    Assess & Negotiate

Review the hunting rights, habitat and day-to-day running of the estate. Coordinate checks by local specialists and negotiate workable terms.

  4. 04

    Coordinate Completion

Work with appointed advisers to complete the agreed transfer or operating arrangement.

Typical timeframe. 3 to 6 months. Actual timing depends on your brief and the opportunity.

Scope of transfer. Arrangements may involve land, leases, operating control or hunting rights. What is possible depends on the country concerned and the outcome of legal and specialist checks.

Estate life

Lodges, cellars and forest grounds.

A hunting estate is a working landscape as much as an investment: managed forest, a lodge, and the hospitality around them.

03 · Confidential by design

Some conversations are best kept private.

Every stage is handled with complete discretion: the initial approach, who is involved, and what information is shared.

  • Your estate is never advertised publicly, and your intentions remain strictly private.
  • Initial discussions can remain completely anonymous.
  • Details are shared only with qualified parties, under agreed terms.

Fees & terms

Transparent fees, agreed in writing.

Our consultancy services cover research, introductions, negotiation and coordination of the transfer, as set out in your written engagement.

Seller clients2.5%No VAT charged

Commission is calculated on the transaction value as defined in your written engagement. Buyers and sellers are separate clients, and each pays 2.5% under their own engagement.

Before paid work begins, we agree in writing how the fee is calculated, when it is due, and any additional costs. Sending an enquiry does not commit you to paid services; paid work begins only once a written engagement is agreed and, where applicable, a non-disclosure agreement (NDA) has been signed.

Questions

Before we begin.

Do I have to reveal my identity?

No. Initial discussions can remain completely anonymous. Your intentions remain strictly private, and details are shared only with qualified parties, under agreed terms.

Which countries do you cover?

We work across the United Kingdom and continental Europe. What is possible depends on the country concerned and the outcome of legal and specialist checks.

How does the NDA work?

Sending an enquiry does not commit you to anything. Paid work begins only once a written engagement is agreed and, where applicable, a non-disclosure agreement (NDA) has been signed. Details of an estate are shared only after that, and only with qualified parties.

What if you do not find a suitable estate?

The scope of each search, and what happens if no suitable estate is found, is agreed with you in writing before paid work begins. We will go through the options in our first conversation.

When are fees due?

Before paid work begins, we agree in writing how the fee is calculated, when it is due, and any additional costs. Buyers and sellers are separate clients, and each pays 2.5% commission under their own engagement.

04 · Begin a conversation

Tell us what you have in mind.

To start, let us know whether you are buying or selling, the country you have in mind, and the type of estate.

An enquiry simply opens a conversation. Paid work begins only once we have agreed the scope and terms.
